Valipour Building Inspections

Fees and policies

Pricing and booking

What decides the fee, what is extra, and what happens between your call and the report.

How the fee is set

There is no single price for an inspection, because a small condo and a large house from the 1920s are not the same amount of work. The fee depends mainly on four things.

  • Size. Square footage, number of floors, and whether there is a basement or a crawl space.
  • Age. Older houses take longer, because there is more to look at and more to write up.
  • Type. A house, a townhouse, a condo, a small commercial building or a multi-unit building are priced differently.
  • Add-ons. A suite, a sewer scan, or infrared screening, listed below.

Travel can affect the price for properties outside the core of Metro Vancouver. We tell you the amount before you book. For strata and commercial jobs, the fee is quoted after we have talked through the scope.

Base fees

Property or jobBase fee
Detached house up to about 2,000 sq ft$XXX
Detached house, about 2,000 to 3,000 sq ft$XXX
Detached house over 3,000 sq ftFrom $XXX
Condo or apartment$XXX
Townhouse$XXX
Pre-listing (seller) inspection$XXX
Crawl space or attic only$XXX
New home, before the warranty period ends$XXX
Strata building envelope visual reviewQuote on request
Commercial and small multi-unitQuote on request

These are the fees for the inspection and written report on a standard property. If your property is unusual, such as very large, very old or in poor access, we confirm the fee when you call.

Add-ons

Add-onFee
Secondary suite (separate unit in the same house)$XX
Sewer line camera scan$XXX
Infrared camera screening$XX
Return visit to check completed repairs$XXX
Travel outside the core service area$XX

Add-ons are quoted when you book. A sewer camera scan needs access to a clean-out or a way into the line, and it does not cover every drain on the property. Infrared screening depends on the weather and the building, as explained on the moisture meter and infrared page.

What happens after you book

WhenWhat happens
When you call or send the formWe ask for the address, year built, size, whether there is a suite, and your subject date. We tell you if the date can work.
Before the inspectionWe confirm the time and who is arranging access. We ask you to confirm that the utilities will be on. We may ask for photos or documents if the building is unusual.
On the dayWe inspect, and you join us for the walk-through if you can. We tell you what to read first.
AfterThe written report is sent to you: [report turnaround to confirm]. You can phone with questions, and we will explain any finding.

Payment

[payment terms and accepted methods to confirm]

Cancellation and rescheduling

[Edit this wording.] Cancel or reschedule at least 24 hours before the booked time and there is no charge. Changes after that point may carry a fee, and we will tell you the amount when you book.

Weather and access

[Edit this wording.] Rain does not stop an inspection; we work in it. If conditions make a roof or crawl space unsafe to enter, we will say so on site, inspect what we safely can, and offer a return visit for the part we missed.

Return visits

[Edit this wording.] A return visit to check completed repairs is booked and priced separately from the original inspection.

Before you book

If your subject date is close, read how to plan inspection timing. If you are buying a condo, remember that the strata documents are a separate job. You can also look at a sample report to see what you will get.

To book, phone 604-555-0176 or use the booking form. If we are on a roof we cannot pick up, but we do call back.
