Inspection services
Eight kinds of inspection, each with a different scope. If you are not sure which one fits, phone and describe the property.
| Inspection | When people book it | What is different about it |
|---|---|---|
| Pre-purchase house inspection | Before removing subjects on a house, duplex or older home | Roof to foundation on a detached house or duplex, written around your subject date. |
| Condo and townhouse inspection | Before removing subjects on a strata unit | The unit and the common areas we can see. The building itself, and its money, are in the strata documents. |
| Pre-listing inspection | Before listing, so you know what a buyer will find | A seller's inspection. You see the findings first and decide what to repair, price in or disclose. |
| Strata and envelope review | Strata councils and managers, or buyers weighing a whole building | A look at the exterior of a strata building from accessible points. Useful as a first step, not a substitute for an engineer. |
| Commercial and small multi-unit | Buying or owning a small commercial building or a few rental units | Duplexes up to small apartment and retail buildings. The scope is agreed first, and it stays visual. |
| New construction and warranty period | A new home, or one still inside its warranty periods | A look at a new home while the builder and the warranty provider are still responsible. |
| Crawl space and attic only | You have a specific concern about the spaces most people never look at | Two spaces that hold more trouble than their size suggests, looked at on their own. |
| Moisture meter and infrared | Added to an inspection when water entry or hidden moisture is a worry | Two screening tools. They tell us where to look, not what is behind the wall. |
How the services differ
The core of every inspection is the same: a visual, non-invasive review of the accessible structure and systems. What changes is the building type, what is yours to inspect, and how the findings will be used.
- A house is inspected from the roof to the foundation, including the lot drainage.
- A condo or townhouse inspection covers the unit and the common areas we can see. Strata finances, bylaws and repair history are in documents, not in the walls. See condo and townhouse inspections.
- A seller's inspection is written for the owner first, so that repairs or disclosure can be planned. See pre-listing inspections.
- A strata or commercial review is scoped to the building and agreed before booking.
Fees depend on the size, age and type of property, and on add-ons such as a secondary suite. See pricing and booking for how a quote is built, or read a sample report first.
